The Process of Buying a Manufactured Home

Step 1: Select a Home

Visit our display center, tour our furnished model homes and view our extensive floor plans to complete your choice. Make your selection and if needed you can customize the floor plan to fit your needs.

The first thing you will see on viewing the homes is how the manufactured housing industry has created cutting edge designs to get the most home for your money. Long gone are the days of the old singlewide, doublewide, triplewide mobile home and trailer homes. What you’ll see today is a manufactured home that is built with quality materials, multi-sectional home that will fit into every lifestyle and neighborhood.

In addition to primary residences, new manufactured homes are available for:

  • vacation homes
  • accessory dwelling units (A.D.U.s)
  • family member units (F.M.U.s)

Every new home comes with an impressive list of standard and optional features. Click on this link for a handy Option Checklist to see what’s available from our manufacturers. Add them to a customized floor plan and you’ll create a home that is perfect for you and your family.

Step 2: Signed Agreement and Deposit

You have selected your floor plan and added options or custom changes, an Earnest Money Purchase Agreement is then written on that home and a good faith deposit will secure the price of the home for 60 days. You may request to have the purchase contingent on obtaining financing, locating a site suitable for placement, or a building permit acquisition.

Step 3: Obtaining Financing

You will be asked to fill out a credit application, we will then take the gathered information and send it to the selected lender to get your pre-qualification for the home. You will be notified within 1-5 days of your approval.

We’re happy to help in applying for financing for you, it’s what we have been doing for over 50 years. Conventional, F.H.A., V.A. and Rural Housing (U.S.D.A.) loans are available to manufactured home buyers. If you already have financing arranged, we’ll work with your lender to make the home loan process smooth and seamless.

Step 4: Site Evaluation

An appointment will be set with our construction manager to meet with you on your property for a site evaluation. The site evaluation is to view the access to the site, note any modifications that may be needed and to discuss property improvements to the site. After the site evaluation is complete the construction manager can provide you with the estimated improvement bid in approximately 10 working days. We are a General Contractor and can provide all the services you need to have your land improvements completed, from raw land to turnkey or anything else in between. We are an FHA/VA approved contractor and know the special requirements that these types of loans require.

Step 5: Order the Home, Land Improvements Begin

At this time, your home order (with the chosen floorplan, selected colors, and completed customizations) is sent to the builder. A confirmation copy will be sent back to us. After the confirmation is approved by you, your home will be built. Meanwhile, your contractor obtains all permits and begins the installation process (land clearing and leveling, utility trenching, septic install, etc.) as included in the mutually accepted improvement bid.

Step 6: Delivery and Orientation

DeTray’s will schedule the delivery and installation of your home using our professional, Washington State-certified installers. Once the home is set-up on your site the final phase of the installation process is completed (utility hookups, skirting, decks, etc.) and the exterior and interior finish of the home completed. When your local government agency signs off the final approval of the building permit, a warranty orientation will be scheduled with the manufacturer’s representative. After the orientation, the keys are given to you and your home is ready to be moved into.
