The first step is to select your home:
Visit our Sales Center, tour our furnished model homes and view our extensive floor plans to complete your choice. The first thing you will see on viewing the homes is how the manufactured housing industry has created the most home for your money. Long gone are the days of the old singlewide, doublewide, triplewide mobile and trailer homes. What you'll see with today's manufactured home is a system built, multi-sectional home that will fit into every lifestyle and neighborhood.
In addition to primary residences, new manufactured homes are available for:
Every new home comes with an impressive list of standard and optional features. Click on this link for a handy Option Checklist. Add them to a customized floorplan and you'll create a home that is perfect for you and your family.
The second step, a signed agreement and deposit
Once you've selected the model and features for your dream home, a Purchase Agreement is then written on that home and a good faith deposit will secure the price of the home for 60 days. You may request to have the purchase contingent on obtaining financing, locating a site suitable for placement, or a building permit acquisition.
The third step, obtaining financing:
(If paying cash, skip to step 4)
You will be asked to fill out a credit application, we will then take the gathered information and send it to the selected lender to get your pre-qualification for the package. You will be notified within 1-5 days of your approval.
Several local lenders offer financing for the home, the land, or complete land/home loan packages. We're happy to help in applying for financing for you, it’s what we have been doing for over 40 years. Conventional, F.H.A., V.A. and Rural Housing (U.S.D.A.) loans are available to manufactured home buyers. For more information on their loan programs, click on these links.
If you already have financing arranged, we'll work with your lender to make the home loan process smooth and seamless.
If you are looking for the companionship, safety and low-cost housing that communities offer, we can help you find the perfect location to place your home. Through our sister companies in the DeTray's Family Enterprises of quality, affordable housing, we can site your home in any one of a number of areas, including quiet, safe "over 55" communities just for seniors. Call or stop in for details on locations, costs and amenities available.
Most new manufactured homes today are sited on the buyer's own private land. If you don't have your own land and need help, your housing consultant will introduce you to a realtor, who will make arrangements to meet with you to discuss the specific needs for your site. (Utilize this convenient Land Home Package Checklist to help estimate the costs of buying and developing your own land.) When you locate the land and have a mutually accepted offer, that offer should be contingent on a satisfactory feasibility study being conducted to ensure the site improvements needed to place your home are possible. Please forward a copy of the Land Purchase And Sale Agreement to DeTray's.
The fourth step, site evaluation:
An appointment will be set for you to meet with our site-service manager on the property for a site evaluation. After the site evaluation is complete the site-service manager can provide you with the estimated improvement bid in approximately 7-10 working days. To get more out of this meeting, download and print off this handy two-page Land Development Checklist to help in the process of developing your own land.
We are a General Contractors and can provide all the services you need to have your land improvements completed, from raw land to turn-key or anything else in between. We are an FHA/VA approved contractor and know the special requirements that these types of loans require.
The fifth step, order the home, land improvements begin:
At this time, your home order (with the chosen floorplan, selected colors, and completed customizations) is sent to the builder. A confirmation copy will be sent back to us. After the confirmation is approved by you, your home will be built. Meanwhile, your contractor obtains all permits and begins the installation process (land clearing and leveling, utility trenching, septic install, etc.) as included in the mutually accepted improvement bid.
The sixth step, delivery and orientation:
DeTray's will schedule the delivery and installation of your home using our professional, Washington State-certified installers. Once the home is set-up on your site the final phase of the installation process is completed (utitlity hookups, skirting, decks, etc.) and the exterior and interior finish of the home completed. A warranty orientation will be scheduled with you on your new home, after the orientation, the keys are given to you and your home is ready to be moved into. Congratulations!
